Summary module description:
The study of the decay of buildings.

Aims:
To provide the knowledge and understanding of the types of condition appraisal used for buildings and the primary causes of building decay through an examination of a variety of building defects. To provide students with basic skills for the assessment of building condition.

Assessable learning outcomes:

By the end of the module, it is expected that the student will be able to: • Distinguish between the types and purpose of various building surveys. • Distinguish the charateristics and materials between the different age categories of buildings. Understand how buildings age and fail. • Anticipate, recognise and identify the degradation of building materials, components and elements. • Distinguish between minor and serious building defects. • Synthesise the information gleaned from an inspection into performance advice. • Undertake a simple condition survey of a domestic building.

Outline content:
£ examination of the types of condition appraisal and the primary causes of building decay;
£ introduction, on an element by element basis, to a variety of defects;
£ factors affecting the degree of decay and how failures can be identified and corrected;
£ assessment of what defects might occur within the next 100 years

In class multiple choice / short answer tests,’dummy’ exam question with feedback and discussion 


Penalties for late submission:

The Support Centres will apply the following penalties for work submitted late:

  • where the piece of work is submitted after the original deadline (or any formally agreed extension to the deadline): 10% of the total marks available for that piece of work will be deducted from the mark for each working day (or part thereof) following the deadline up to a total of five working days;
  • where the piece of work is submitted more than five working days after the original deadline (or any formally agreed extension to the deadline): a mark of zero will be recorded.
